TR Las Vegas Group,
a premiere assemblage company, is actively uniting the Naked City area so
that it can be offered similar to its adjacent project "Neon Lights".
Principals
Tom Prato and Robert Reel
have been focused on the northern migration of the Las Vegas Strip and have
dubbed the Naked City area as the
Final Link between the northern expansion
and Downtown Las Vegas.
Historically, the neighborhood behind the
Stratosphere was largely populated with showgirls (and other assorted resort
employees). Low-cost apartments and close proximity to The Strip made this
the perfect location. It is said that these showgirls used to sunbathe in
the pool courtyards, au natural (for that even tan), and thus, the
neighborhood received the moniker “Naked City”. Today, the area consists
primarily of vacant land and rundown multi-unit apartment buildings housing
low-income tenants. More than 100 investors have migrated to the area over
the years and acquired the parcels in anticipation of future development.

Naked City's
100+ acres are bordered on the north by Wyoming Ave., on the east by Las
Vegas Blvd. & Main St., on the south by Sahara Ave., and on the west by
Industrial Rd. The proposed assemblage is depicted in the orange-colored
area on the map (right).
This is one of the last opportunities to acquire a significant portion of
the Las Vegas Strip and when assembled could command values of $15-25
million per acre.
TR Las Vegas Group
is in the process of completing the assemblage and has opened the door to
placing
investors
into select parcels being offered within the
assemblage area.
With the
future mega-project from MGM MIRAGE/Dubai
and Kerzner to the south, this site is part of one of the future’s hottest
tourist intersections on the Las Vegas Strip. The project area lies within
the unrestricting Gaming Enterprise District is land planned for mixed-use
development and is in a City Redevelopment Area with a multitude of
incentives including favorable development standards and tax rebates.
